Getting your home ready to sell is a huge feat especially if you aren’t sure how to make improvements that will give you a return on your investment.
After years of site visits in a variety of homes, I can tell you I've seen it all! Below are 3 go-to tips to help you get moving in the right direction.
1. The Wise Marie Kondo Once Said, “If it doesn’t spark joy, get rid of it”
I like to phrase this statement in a different way - if it is not going with you (i.e. moving to your next house, waiting to go to the donation pile, or your sister mentioned she wanted this item 5 years ago), it’s time to get rid of it!
Chances are, there are many things you have that have been sitting in the same spot for years, and are hardly noticed anymore. Go through closets, drawers, even reassess your art selections! Is that painting your grandmother gifted to you 20 years ago sentimental, or is it just taking up space. This can be hard to do, but going room by room will help the task seem less daunting.
2. Wash Those Windows and Screens!
It's amazing what a fresh cleaning of windows inside and out can do! I am not talking about a simple squirt of Windex on the windows, and calling it a day. I have yet to find a superhero glass cleaner that doesn’t leave any streaks or marks. When your house is photographed, it's important that the windows don’t appear even the slightest bit dirty, cloudy, or neglected.
Have broken screens repaired at your local hardware store or purchase a DIY kit like this one. Consider having your windows professionally washed. There are many local companies that will do all your windows inside and out for a very reasonable price. After all, in the words of Andy Dwyer from Parks & Rec, “windows are the eyes to the house”.
3. A Touch of Luxury
When preparing to put your house on the market, it is important to set the stage to allow potential buyers to visualize themselves in the home. By purchasing new, unused, white towels and placing them in each bathroom, its possible to add a touch of luxury on a budget. Other touches like a new shower curtain, and neutral decor can create the feeling of a spa or luxury hotel. I always tell my clients that a little goes a long way! Layering bath towels with 2 hand towels over the top of each adds dimension and texture to an otherwise lackluster space. It is a minimal investment that helps your bathroom look clean, polished, and put together.
Decluttering and creating a neutral space for buyers to envision themselves in can make or break a new listing. By implementing these 3 tips, you are well on your way to creating a great first impression!
